Property Rental Policy!
Part of the selection process when evaluating International and domestic property deals will be to evaluate property rentals either on a short or long term basis. consulting local professional advice when needed. As we require the property to be self financing to cover all costs of the property purchased, which include obviously the commercial mortgages (remember maximum leverage), but also the everyday management, maintenance and rental costs, with provision for yearly vacancies in low seasons of 5%.
We know of a number of companies that will rent out the property for us when selecting short term holiday programs. Including advance rental portals that average about 32 weeks rental per annum, without much external help. A number of developers offer various lease back options on new property so again each case will be assessed on its merits and the best return selected. All our properties will be
advertised on our rental portal advertising site www.globalrentavillas.com once the are ready to market.
We would also like to ensure that all club members try to promote our property locally, at work and friends and family. So we will prepare advertising material and a dedicated web site for all our properties. We want to maximise on all club property, and require active help from all members.
