Benefits of Membership in a Nutshell!

  • Equal shares in an initial £10 million property portfolio( this is calculated simply by the initial £2.5 million membership fee (i.e. 250 * £10,000) and with the standard practice of applying maximum leverage, i.e. 25% cash deposit and 75% commercial mortgage on each property owned, with some cash left as reserves, £2.5m cash plus £7.5m raised on a self finance local commercial mortgage, equating to £10 million, this assumes that the full 250 membership is fully taken up).

  • Equal shares in a property portfolio expected to grow to £28 million over 10 years period, meaning that subject to standard market conditions this could mean that each member gets £112,000 for there £10,000 club membership fee.
  • Remember just like in the stock market, shares rise and fall, the same can be said for the property market, but over a period of time this averages out. Hence the reason why it is important to hold for 10 years.
  • Shares can be held individually, by families, companies or in trust.
  • Shares fully transferable, and can be left in your Will.
  • The company is regulated by English company law and English Courts.
  • Any member that successfully introduces a new fully paid up member will receive a 2% introduction fee of £200.
  • Any member providing direct rental clients to any of the club properties will receive a 4% commission on rental value. (i.e. a two week rental at £500 per week gives a commission of £40.

How It Works

  • Members pay a one off membership fee of £10,000 per share. Maximum of 5 shares per person, but nothing stopping shares being bought in other family members name or company name.
  • The Directors are equal shareholders.
  • All property sales and income from rental properties will be reinvested into further purchases.
  • There is a monthly management fee of £30 per shareholder, until membership is full or closed. This pays for all administration and advertising for new members, so that the joining fee is used only for property purchase.
  • The directors purchase properties worldwide in areas of significant growth.
  • A leverage of 25% deposit against 75% loan will give the club around £10 million portfolio to start.
  • Properties will be kept or flipped according to the potential for growth.
  • Shareholders will be encouraged to take an active role in the club with recommendations as to where future properties might be purchased.
  • When properties are not rented out club members will be allowed to use them for two weeks per year, the only cost being the maid, towels and utility charges. But remember all properties need to be self funding so rental income is always number one priority.
  • The club will hold regular meetings to allow members to network with one another and receive regular newsletters.
  • The Annual General Meeting will be held with location of AGM notified with one months notice and by e-mail only.
  • We intend to undertake most correspondence by e-mail except, when the law requires hard copies. This helps reduce running costs for the club
